IT may be falling to bits and have no floors, but this house is set to go under the hammer for more than £80,000.
The property at Lady Bay Road, which is off Trent Boulevard – one of the most desirable locations in Notts – has stood empty for years and is so run down that Savills estate agents say it will need demolishing and rebuilding.
The house, which has three bedrooms, one bathroom, two reception rooms, a kitchen and a 70ft garden will go up for auction with a guide price of £80,000 to £100,000.
Local residents have welcomed news that it is now to be auctioned off. Neighbour Lisa Sheldon, who lives opposite the property, said it was shame it had stood empty for so long.
She said: "I have lived here since 1985 and I've seen the house deteriorate. It started to go downhill after the owner's mother died. He didn't keep up with the running of it. But that's just how it is, everyone has different circumstances.
"It is a shame that it has not been used. It is an eyesore so it is good it is being sold off. But it isn't really a bargain. It will need knocking down and rebuilding which will cost."
Another neighbour in the road, who did not want to be named, said he too was pleased about the auction. The 46-year-old said: "It is unsightly and it's a shame because at one time it would have been a lovely property.
"I would like to see a new family home built there. People are always stopping by and peering at it. I think they are interested because you don't tend to see that many houses in such a state of disrepair."
Looking through the front door of the house, the first reception room's floor has completely fallen through to the cellar. The floor in the living room has disintegrated and the stairs are barely passable.
Director of residential auctions at Savills, who will auction the property, Rob Crocker, said the house was a good development opportunity.
He said: "The house needs knocking down and building again. We had to get the deeds out of the house from upstairs and it involved a series of ladders, because there is no floor. The house is in a lovely position, close to excellent schools, the river and the city.
"We have put a guide price on it but I really don't know how much it will go for at the auction. The average price for a home in Lady Bay is around £350,000."
The property will go to auction on Thursday, May 16 at 2.30pm at the Centenary Suite, Nottingham Racecourse, Colwick Park, Colwick Road.
